主题：地铁口带产权的公寓，可以考虑入手吗？

今天陪朋友去番禺金山谷看了一个产权公寓，名叫招商意库，央企招商地产开发的（感觉后期物业服务会比较有保障），小户型40方左右，总价才七十来万，我是被楼盘周边的绿化（最主要带个2万方的人工湖）和商业配套（有宜家、美食广场）吸引了，价格也很有吸引力，但是因为我和朋友都是之前没买过公寓，心里不太有底，宝妈们帮我一起看看，有没有看过这个楼盘的，给点意见或建议哈，感谢感谢??
